One of the proposed solutions from the San Francisco council was to build fourplexes (the building in the image above), a type of building with four units, to provide a sustainable and affordable choice for housing. However, there are concerns about this proposal because of the overall lack of vacant land in SF and high construction costs. Creating fourplexes, apartments, or any type of stacked housing is a small project that requires a lot of work and financial support. It’s a project that can’t be streamlined, so experts have also been debating about whether it would actually help make housing more affordable.
While I do understand that there are concerns about the financial cost and impact of beginning a project like this, I believe that the long term benefits of doing this project will outweigh the short term consequences. It may require a lot of manpower, but from the bigger picture, persistence to create more affordable housing will allow the city’s environment to improve, ease class differences, and allow more people to seek opportunities in the city.

I do think that single-family zoning is an issue. With changing culture through generations, living situations are much different now than they were in the past. Urban areas and cities are hot zones for youth residents and I think many people struggle to find small affordable homes. Having sing-family home areas may be taking up more space than need be and costing more than people who are looking to be in these areas can afford. I think that building more units like fourplexes or apartments could be effective. It would create more housing for people looking to move into small affordable spaces near urban centers where work is. It would probably be a more efficient use of space.
ReplyDeleteI think you bring up a really interesting point, where the single family zoning is restricting in both price and also only suiting a certain group's needs. For individuals that may want to live in those neighborhoods, they might not need all of the space that a single family house zone provides them. I agree that cities ought to start building fourplexes or apartments to suit individual's needs more.
DeleteI believe that single-family zoning is an issue. With the increasing population, the availability of homes is decreasing which can spark a need for homes for multiple families. Having more families living in similar footprint as a single family home would would increase the capacity of major cities. More apartments could help increase the capacity.

While apartments do seem like the best solution to this issue, I believe it may cause more issues. A city would become more packed with those seeking jobs, and poverty rates may increase in those areas as a result.

ReplyDeleteSingle family zoning is an issue that should be addressed, especially since the price for housing has gone up drastically in the Bay Area and make it hard for lower-income households to find homes. Many people, despite having jobs in major cities can't afford to live near their workplaces and with urbanization expecting to rise in coming years, this will continue to become a bigger problem. I agree with your statement that the long term benefits will most likely outweigh the short term consequences and the longer we push this problem away, the harder it will be to fix. Building fourplexes and apartments could definitely help availability in housing near or in big cities and be a great step towards trying to mitigate these concerns. I don't know if there are any other effective or cost-efficient options.

As mentioned above, this is especially important in the Bay Area as housing in the recent years has surged, giving low-income families less opportunity to find housing. I think that more fourplexes would be a good solution to this growing problem. While it may be expensive initially, without alternatives to affordable housing, as Farah mentions, the consequences are large. In addition, I think that fourplexes provide multiple opportunities; not only would it provide further housing, but it would also optimize space which is essential for large cities like San Francisco.
ReplyDeleteI think single-family zoning is a key issue that should be discussed right now as we suffer through a pandemic. One of the key reasons for this is economic struggles that people are suffering from as a result of COVID, and therefore they are less likely to be able to afford a single family house. Therefore, it really makes sense to invest in more fourplexes because housing San Francisco, with our without the pandemic, is truly insane for any middle class family. Therefore, it is key that our cities work together to try to combat this issue.
ReplyDeleteI agree with you Farrah that the long-term benefits outweigh the short term expenses. The housing shortage in the bay area will continue to persist, while fourplexes or larger apartment buildings will allow more families to cheaply live in San Francisco. It also helps eliminate racial inequality, since single family zoning segregates the renters from the buyers, while minorities are currently renters at higher rates. Essentially, creating more renting opportunities in San Francisco will help get rid of de facto segregation, which makes this a noble cause both logistically and morally.
